BeerKool Law & Property Services

By accessing, registering, or using any service provided by BeerKool Law & Property Services (“BeerKool”), you agree to the following Terms & Conditions. Please read them carefully.

1. Scope of Services

BeerKool provides end-to-end Property and Legal Services, including but not limited to:

  • Buying, selling, leasing, and renting of properties

  • Property documentation & compliance

  • Legal assistance (civil, criminal, family, business, tenancy matters)

  • Lease & rental management

  • Ancillary services such as event management, construction assistance, and property maintenance

All services are conducted under the supervision of qualified advocates.

2. Commission & Fees

  • BeerKool charges 2% commission on every successful property transaction.

  • This 2% commission includes:

    • Agent / broker commission

    • Service processing charges

    • Property legal documentation related to the transaction

  • No additional service fee will be charged beyond the agreed commission unless explicitly stated in writing.

  • Registration / onboarding fees are non-refundable under all circumstances.

3. Legal Warranty

  • BeerKool provides 1 (One) Year Free Legal Support after completion of a property transaction.

  • This warranty covers post-transaction legal paperwork and documentation assistance only.

  • The warranty does not include new litigation, criminal liability, or disputes arising due to false information provided by the client or third party.

4. Partner, Agent & Broker Policy

  • All registered agents, brokers, and partners are treated as part of the BeerKool Partner Family.

  • Upon registration, partners enter into a legally binding partnership agreement with BeerKool.

  • Any attempt to bypass BeerKool, deal directly with clients, or avoid commission after registration will result in:

    • Immediate blacklisting

    • Termination of partnership

    • Legal action if required

  • Blacklisted agents or properties will be permanently removed from the platform.

5. Partner Benefits

Registered partners are entitled to:

  • Access to verified buyers, sellers, landlords, and tenants

  • Faster and legally compliant transactions

  • Advocate-supervised documentation and closure support

  • Long-term association with a trusted legal-property platform

6. Payments & Transactions

  • All payments must be made through approved payment modes communicated by BeerKool.

  • BeerKool is not responsible for any cash or off-platform payments made directly between parties.

  • Transaction completion is subject to successful legal verification and documentation.

7. Property & Information Accuracy

  • Clients, owners, and agents are responsible for providing true, correct, and lawful information.

  • BeerKool shall not be held liable for losses arising from:

    • False ownership claims

    • Disputed titles not disclosed in advance

    • Government restrictions unknown at the time of listing

8. Limitation of Liability

  • BeerKool acts as a facilitator and legal support provider, not a guarantor of property value, profit, or appreciation.

  • Liability, if any, shall be limited to the amount of service fee/commission received by BeerKool for that transaction.

9. Termination of Services

BeerKool reserves the right to suspend or terminate services without notice in case of:

  • Fraud, misrepresentation, or unlawful activity

  • Violation of these Terms & Conditions

  • Non-payment or attempt to bypass the platform

10. Governing Law & Jurisdiction

  • These Terms & Conditions are governed by the laws of India.

  • Any disputes shall be subject to the jurisdiction of competent courts in West Bengal, India.

11. Amendments

BeerKool reserves the right to update or modify these Terms & Conditions at any time. Continued use of services implies acceptance of the updated terms.
